LPT (Local Property Tax) Statement: Showing applicant's name and property address.
Recent Mortgage Statement (if applicable, within the last 12 months).
Evidence of Active Purchase Negotiation: Confirmation letter from an estate agent or the property owner.
Utility Bills: Electricity bills from the past 2 years showing minimal, zero usage, or disconnection.
Formal written quotations for all works listed in the application schedule.
LPT payment history or Certificate of Exemption.
If the grant exceeds €10,000, tax clearance from Revenue may be required later.
If applying for the Derelict Property Top-up Grant, a structural dereliction/dangerous condition report by a qualified professional (e.g., chartered surveyor or architect) is required.
A signed service authorization document is required, authorizing Efunding to act as your legal representative in all communications and dealings with the local authority, SEAI, and other relevant agencies to ensure a compliant and efficient process.
A signed Affidavit confirming you have not previously received this grant for another property intended for rental.
A Declaration confirming the refurbished property will be rented, and the tenancy will be registered with the Residential Tenancies Board (RTB) after completion of eligible works.
